Terms and Conditions: Our minimum stay is 3 nights. In case of late arrival we have a 20€ extra charge. Unless agreed by us in writing, the houses and the property cannot be used by more persons than stated at the time of booking. We reserve the right to decline bookings. All rates include service charges, local taxes and VAT and are subject to change without prior notice; Cancellations, no show and payments subject to our general terms and conditions. Terms & conditions can be changed without prior notice.

Special offers: Special offers are valid for the dates stated and are subject to availability at the time of booking; They are not valid for groups, are limited & subject to rate availability and cannot be combined with other offers.

Payment policy: In case you pay with credit card, mastercard, visa or paypal after the payment the reserve is automatically confirmed, in case you choose the bank transfer option, you must complete the payment until the next workday, if the payment is not confirmmed on our account until the seventh workday after the reservation, it will be cancelled.

Breakage Deposit: €300 per home, is paid as a breakage deposit in cash at arrival. This deposit will be returned to you at departure (less any damage).

Payments accepted: We accept bank transfer and the cards from Paypal and Visa and MasterCard. If you pay from a non-euro account, we recommend using Paypal.

What is included in the price: The houses are fully furnished for self-catering, including bed linen and towels. Every three days maid service, WIFI, air conditioning and the use of all our outdoor facilities.

Check-in: check-in is after 3pm. We will meet you in the property, take you to our reception to do the formalities of check-in and then show you to your house. If you plan to arrive after 7pm, please inform us in advance.

Early check-in: With prior agreement with us, you may check-in early. However, if there are guests leaving the same morning, you cannot access the house until 3pm, to allow the previous guests to check out and for us to thoroughly clean the house. In this case, you are welcome to leave your luggage with us, and then come back after 3pm.

Check out: checkout is from 9am to 10am. This might seem early, but please remember it is a house with patios and terraces we are cleaning – not a just a room – and we do pride ourselves on our cleaning standards.

Late checkout: Late checkout is subject to confirmation from us. We will extend the checkout time if possible, but if another guest arrives the day of your departure, this is not possible.

Cancellation terms:

until 60 days before the reservation date – there will be no cancellation charge.
between 30 and 60 days before the reservation – 50% of the total reservation cost will be charged.
less than 30 days before the reservation date – there will be no refund.

Insurance: We are travelers ourselves and know that emergencies can and do occur. For this reason, we highly recommend you take travel insurance.

Smoking: The houses are non-smoking. Please make sure that while you are smoking outdoors, that doors & windows are closed so the smell does not go indoor. It is allowed to smoke outdoors.

Pets: No pets are allowed.
